Policies & Conditions of Stay

Please read these Policies and Conditions of Stay carefully. When you make a booking, you accept on behalf of your party the terms of these Policies and Conditions of Stay. It is your responsibility to ensure that all the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.

 

Travel Insurance

We are a small boutique property and cancellations can affect us hugely. We strongly recommend you purchase comprehensive travel insurance at the time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is cancelled; loss or damage to personal baggage and loss of money and medical expenses.

 

Rates and Inclusions

All rates quoted in Australian Dollars (AUD) and inclusive of 10% GST. Rates as quoted are per suite per night.  A three night minimum stay applies in all suite types.

 

Payment Policy

A credit card is required to make a reservation. Full payment is required at the time of booking.

 

Cancellation Policy

As a small boutique property our business depends on maximising occupancy. Cancellations often result in empty suites due to booking lead times.  Bookings may be cancelled prior to 30 days of arrival without forfeiture. For cancellations within 30 days of arrival all monies will be forfeited. No refund can be given in the event of non-arrival, any unused services or unused nights due to flight and/or weather disruption.  To cancel your booking please contact Bellbry Lodge reservations on +61 7 4057 5050 or reservations@bellbrylodge.com.au

 

Child Policy

Bellbry Lodge caters to adults only.  All guests and any management-approved guest visitors must be aged 18 years or older.  Bellbry Lodge does not accommodate children.

 

Maximum Occupancy

2 adults per suite. At no time during your occupancy is the number of guests staying to exceed the number booked. Any persons exceeding the number of guests booked or maximum occupancy of the property will be considered trespassers and evicted. Breach of this Policy and Condition of Stay will result in immediate termination of stay and forfeiture of all monies paid.

 

Guest Visitors

All guest visitors are at the discretion of Management and must be requested within 48 hours of your booking.  To minimise disturbance to other guests, visiting hours for pre-approved guests are between 10am and 7pm.

 

Check-in / Check-out times

Check-in time for direct bookings with Bellbry Lodge is from 2pm. Check-in time for bookings made via third parties (eg. Booking.com, Expedia, Qantas and Jetstar Hotels) is from 4pm. Check-out time is strictly 10am. 

 

Access to the Lodge

You acknowledge and agree that your right of access is limited to your short-term accommodation within your specified suite at the lodge for the duration of your stay, and does not extend to any other use or purpose.  

We, and our directors, officers, contractors and employees, will at all times be entitled to access your suite and any property in, on or around the lodge, including (without limitation) for the purposes of cleaning, maintenance, guest relations, servicing the lodge and suites, or otherwise to check on your welfare and the welfare of others and/or the state of cleanliness, security and repair of the lodge and its surrounds (irrespective of whether you are in the lodge and suites or not).  You must at all times provide access to all such areas to us, our directors, officers, contractors and employees.

You acknowledge and agree that we may exclude you, and any persons travelling with you, from our property if you or them do not comply with any of these conditions of access and, if we do, you must immediately comply with all of our reasonable directions and requirements, including to immediately leave our property.

Cleaning

Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact Management for further details. On departure, your accommodation is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached and will be deducted from your credit card.

 

Smoking

Bellbry Lodge is a non-smoking property.  Smoking inside the suites or on the Lodge grounds is strictly prohibited and will result in immediate termination of stay and forfeiture of all monies paid.  A charge of $1000 for a specialised clean will also be incurred to eliminate odours.

 

Pets

Bellbry Lodge does not accommodate pets. Pets inside the suites or on the Lodge grounds is strictly prohibited and will result in immediate termination of stay and forfeiture of all monies paid.  A charge of $1000 for a specialised clean will also be incurred to eliminate odours.

 

Personal Belongings

You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of guests personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.

 

Behaviour

Parties or gatherings are strictly prohibited. Any disturbance whatsoever to other guests, including excessive noise (which includes loud music, raised voices, car engines and foul language), is prohibited and will result in immediate termination of stay and forfeiture of all monies paid.

 

Breakages and Damages

Upon check out accommodation should be left clean and tidy. Damages or breakages of furniture or furnishings must be reported to Management immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full from the guest’s credit card. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or suites.

 

Pool & Pool Equipment Rules

All guests using the pool do so at their own risk. You acknowledge that Management are not responsible for accidents or injuries. No diving, running or pushing in pool area is allowed. No glassware allowed in pool area. Any persons interfering with pool equipment will be considered in breach of our Policies and Conditions of Stay and will result in immediate termination of stay and forfeiture of all monies paid.

 

Lockouts & Loss of Remote Controls

Lockouts will incur a standard or after hours call out fee of $40.00 & loss of remote controls will incur a $200.00 replacement charge.

 

Vehicles

You acknowledge that we do not cover your vehicles under our insurance policy and therefore take no responsibility for any loss or damage of vehicles on the premises and agree that you will not make any claim against us for any damages or loss to your vehicles regardless of how or where the loss or damage occurred.  We strongly recommend you retain comprehensive vehicle insurance for the duration of your stay.

 

Parking

Lodge parking is reserved for guests only. Guests are not permitted to authorise third party vehicles to park on Lodge premises. All other vehicles will be towed at guest expense.

  

Commercial Use

Bellbry Lodge is not to be used for commercial purposes.

 

Liabilities

You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions due to electrical storms or other acts of God caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.

 

No Tenancy

You agree that regardless of your length of stay there is no tenancy or other rights created under any Landlord and Tenant laws and there are no such laws that apply to your stay.

 

Changes Beyond our Control

Compensation will not apply if a significant change is made for reasons beyond our control. These include: war, threat of war, riots, civil disturbances, terrorist activity, industrial disputes, natural and nuclear disasters, fire, epidemics, health risks, changes due to rescheduling or cancellation of flights by an airline or alteration of the airline or aircraft type; closed or congested airports or ports, hurricanes and other actual or potential severe weather conditions, act of government or public authorities or other circumstances amounting to force majeure and/or Acts of God.

 

Breach of Policies & Conditions of Stay

You agree that, should you or your visitors breach any of the terms and conditions: You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card in payment of that loss or damage and we may evict you and your visitors without notice.

 

Booking Constitutes Acceptance of these Policies and Conditions of Stay

The policies and conditions of stay are subject to change without notice.
